What’s already included on every homesite, before you break ground:
- Roads and drainage. Compacted gravel roads with concrete drainage throughout the property.
- Secure entry. Gated entry providing privacy and controlled access.
- Utilities at the lot. Underground electric complete, and an ASADA water meter installed on every lot.
- Fiber optic. Fiber optic service runs throughout the property.
- Surveyed. Every lot has been individually surveyed.
- The natural pantry. Shared access to the mature, producing fruit forest and the year-round creek.
Ownership & closing transparency
Path to ownership
- Title. Delivered with clear, fee-simple title (not concession land).
- Closing costs. Approximately 3.5–4% (taxes, registry, notary). Shared 50/50 between buyer and seller.
- Escrow. All transactions use SUGEF-regulated third-party escrow.
Annual carry costs
- Property tax. 0.25% of the registered value annually — one of the lowest rates in the world.
- Infrastructure fee. $150–$350 per month depending on lot size, covering road upkeep, landscaping and gate operation. No special assessments, no membership dues.
