These homesites pair with the Costa Rica investment visa (investor residency). The threshold reverted to $200,000 on July 14, 2026 when Law 9996’s reduced rate expired — lots from $225,000 qualify on land price alone, and any lot qualifies once you build.

- Closing costs. Approximately 3.5–4% (taxes, registry, notary). Shared 50/50 between buyer and seller.
- Escrow. All transactions use SUGEF-regulated third-party escrow.
Annual carry costs
- Property tax. 0.25% of the registered value annually — one of the lowest rates in the world.
- Infrastructure fee. Monthly community fee covering roads, landscaping, and gate operation.
