Ownership & closing transparency
Path to ownership
- Title. Delivered with clear, fee-simple title (not concession land).
- Closing costs. Approximately 3.5–4% (taxes, registry, notary). Shared 50/50 between buyer and seller.
- Escrow. All transactions use SUGEF-regulated third-party escrow.
Annual carry costs
- Property tax. 0.25% of the registered value annually — one of the lowest rates in the world.
- Infrastructure fee. Monthly community fee covering roads, landscaping, and gate operation.
