For brokers and agents

We pay brokers.

We co-op with outside brokers, we pay at closing from escrow, and we protect the client you register. Here are the terms, in writing, before you spend a call on us.

6%  of the gross sales price, plus 13% IVA that we pay on top — your fee is not reduced by it.

The terms

Commission6% of the gross sales price on homesites priced up to $350,000. Parcels above $500,000 — currently Lots 05 and 06 — are negotiated individually; ask and we will confirm in writing before you present them.
IVACosta Rica’s 13% IVA on the commission is paid by us as seller, on top of your 6%. You invoice us 6% plus IVA; your net fee is the full 6%.
When we payAt closing, disbursed from the same SUGEF-regulated escrow that handles the purchase funds. No waiting on us afterward.
What we need from youA Costa Rican factura electrónica for the commission. If you cannot issue one, tell us before we go to contract so we can structure it properly — it is a tax requirement, not a preference.
Client protection180 days from the date we confirm your registration in writing. Renewable on request if the buyer is still active — just tell us before it lapses.
Co-broke vs. referral6% is the full co-op fee for working the deal — showing the land, handling your buyer, staying in it through closing. If you are handing us a name and stepping out, say so on the form and we will agree a referral fee instead, in the 10–25% range of the commission depending on involvement.

How registering a client works

  1. Register before first contact. Submit the form below before you send your buyer our materials, our site, or a tour request. Registration is what creates your protection — introducing them first and telling us later does not.
  2. We check the name and reply within two business days. If that buyer is already in our pipeline, we will say so plainly and tell you when they first came in. If they are new, you get a written confirmation with the date and time, and that is your record.
  3. You stay in the deal. Bring your buyer to us, join the calls and the site visit, and run your side of the negotiation. We will not go around you.
  4. You get paid at closing. From escrow, against your invoice, at the same time the seller is paid.

Two things that void a registration

Contacting the titleholder, our attorney or the notary directly instead of going through us. And a buyer who was already in our pipeline before your registration — the first valid registration wins, and we will show you the date rather than argue about it.

Every lot is serviced and build-ready, not raw land: compacted gravel roads, concrete drainage, gated entry, underground electric, fiber optic, and its own ASADA water meter — a meter per lot, already installed, which is the thing most comparable land in this corridor cannot offer. Surveys are done. Ocean, Whale’s Tail, creek and reserve-frontage parcels, with seven currently available.

Current inventory, pricing and photography: the homesite inventory. Lots marked Reserved are genuinely reserved — we will not let you present one.

We use these details only to confirm your registration and protect your client. We do not add brokers’ clients to our marketing list.

These terms are Farmstead Collection’s current co-op policy, offered in good faith and confirmed in writing per transaction before closing. They are not a listing agreement and do not create an exclusive. We reserve the right to change the published rate for future registrations; a registration we have already confirmed in writing is honored on the terms in force when we confirmed it.
