Titled ocean-view homesites in Costa Ballena, between Uvita and Dominical, Costa Rica

Villa Del Cielo infinity pool overlooking the Pacific at Farmstead Collection

A sanctuary shaped by the land, where the natural beauty of Costa Rica’s South Pacific invites a slower, deeper way of living.

The Land

Remarkable land with a rare point of view

Set across 18 acres above Costa Rica’s South Pacific coastline, Farmstead Collection offers sweeping Pacific views, iconic Whale’s Tail vistas, lush tropical surroundings, and a sense of privacy that is increasingly rare.

Located between Uvita and Dominical, the property combines natural beauty, access, and long-term vision in one extraordinary setting. Spectacular sunsets, rich biodiversity, and neighboring protected land create the foundation for a residential community that feels both grounded and enduring.

Sovereign Rest

Our Design Philosophy

Sovereign Rest

Every Farmstead home is built around a simple premise: a home should be a place where you finally exhale.

We design for the nervous system, not just the eye. For deep rest, not just aesthetics. For presence, not just stimulation. For family and gathering, not just individual luxury.

This is the promise behind every home at Farmstead Collection:
Sleep. Regulate. Beauty. Presence. Gather.

We call that Sovereign Rest.

Community

Farmstead Collection is a sanctuary for those seeking restoration—a place where the luxury of space and the rhythm of nature converge.

Our community is built on the belief that where you live shapes how you feel. Every home follows our Sovereign Rest design philosophy: spaces that help you sleep deeply, settle your nervous system, and be fully present with the people you love.

Set in Costa Rica’s South Pacific between Uvita and Dominical, Farmstead Collection looks out over the Pacific from above Playa Hermosa de Uvita — the area’s quiet, locals’ favorite beach (not to be confused with Playa Hermosa in Guanacaste). Surrounded by jungle, within reach of world-class beaches, the Whale’s Tail marine park, and the vibrant villages of Costa Ballena.

This is not a place to escape life. It’s a place to restore for it.

Our mission is simple: build homes that restore the people who live in them. Sustainable design. Natural materials. Spaces that settle your nervous system. This is Sovereign Rest.

Homes that belong to the land

Every residence at Farmstead Collection is intended to feel like a natural extension of its surroundings — open to light, breeze, and the beauty of Costa Rica’s South Pacific. The vision is for homes that are warm, modern, and restorative, with a seamless connection between indoor and outdoor living.

Each homesite offers the chance to create a home that is both deeply personal and fully aligned with the character of the community.

Villa Del Cielo

Villa Del Cielo

The first home at Farmstead Collection

Villa Del Cielo was the first completed residence at Farmstead Collection and the first to sell — a meaningful early expression of the vision for this land. Set above Costa Rica’s South Pacific coastline, it brings together thoughtful design, sweeping views, and a sense of beauty, privacy, and calm.

It helps define the standard for Farmstead Collection: homes that feel grounded, lasting, and deeply connected to the land.

Build a home that restores you.

Farmstead Collection is for people who want more than a vacation property. You want a place that changes how you feel — where sleep comes easier, your nervous system settles, and time with family feels unhurried.

Twelve titled homesites on eighteen gated acres, with the roads, drainage, underground power, fiber and water already in the ground. You choose the lot and build the house that suits you.

F.A.Q.

A titled homesite in a private gated community of twelve, on eighteen acres above the Costa Ballena coast. You buy the land and build your own house on it — this is not a resort and there is no finished home included in the lot price. 7 of the 12 are available now, priced $175,000 to $300,000. Every lot with its status and price is at /lots/, and the enquiry form is at the bottom of this page.

Lots are sold fee simple (titulado) with full Costa Rican title registered at the National Registry. The project is a fully approved condominio horizontal de fincas filiales primarias individualizadas: one mother property, twelve individually titled lots, with the roads, gate, fruit forest and creek held in common. Your attorney will recognise the structure immediately — it means clean individual title and a defined, established regime rather than a loose parcel split.

Costa Ballena, on the South Pacific coast, roughly equidistant between Uvita and Dominical — about 20 minutes from each.

Quepos airport (XQP), with regional flights to and from San José, is about an hour north. San José International (SJO) is about three hours by car on the Costanera Sur, Route 34.

Yes, with the same rights as Costa Rican citizens. The only restriction applies to coastal concession zones — the first 200 metres above the high-tide line — which sit under a separate legal framework.

Farmstead Collection is titled, fee-simple inland land. None of it is concession.

Typically 30 to 60 days from offer to closing: reserve the lot with a refundable deposit, your attorney runs due diligence on title and survey, the sale agreement is signed, you close before a Costa Rican notary, and the transfer is registered at the Public Registry.

Funds move through SUGEF-regulated third-party escrow. We work with established Costa Rican real estate attorneys and will introduce you, but you are free to bring your own — and we would rather you did than take our word for anything.

You do not need to be in the country for all of it.

Roughly 3.5–4% of the purchase price, covering transfer tax, registry fees and notary. Customarily split 50/50 between buyer and seller.

Two line items. Property tax is 0.25% of registered value annually — among the lowest rates anywhere in the world. The community fee runs $150–$350 per month depending on lot size, and covers road upkeep, landscaping and gate operation.

There are no special assessments and no club or membership dues.

Most lots here sell to cash buyers. Costa Rican mortgage financing for foreigners exists but is expensive — typically 7–10% with a 60% maximum loan-to-value. Many buyers use a home-equity line or other assets at home instead.

We are happy to introduce you to lenders who work with foreign buyers in Costa Rica.

Costa Rica’s investor residency threshold returned to $200,000 on 14 July 2026, when the reduced rate under Law 9996 expired. It is counted on land plus registered construction.

So any homesite priced at $200,000 or more clears it on the land price alone, and the others clear it once you build. This is general information rather than legal or tax advice — your attorney should confirm it against your own circumstances.

All of it, and it is finished rather than planned: compacted gravel roads, concrete drainage, gated entry, underground electric, fiber optic, and an ASADA water meter already installed on every lot. Water is filtered and potable at each homesite. Every lot has been individually surveyed.

The meter is the one worth asking about. A registered meter per lot, already set, is the difference between a homesite you can permit a house on and land that still needs a water letter first.

There are architectural guidelines — materials, height, footprint and roof colour have defined parameters — written to keep the project coherent and protect every owner’s views, including yours. You can bring your own architect, subject to our review, or use one from the list we keep of people with real experience building in the tropics at this level.

The team that built Villa Del Cielo, the first completed home here, can build yours if you want them to. That is an option, not a condition.

Budget roughly $200–$300 per square foot for quality custom construction, depending on finish level, site work and how much you import. We go through the real cost drivers in detail in the Journal, and we would rather walk you through a realistic number early than have you discover it later.

Yes — it is your property and short-term rental is legal and common in this area. Plenty of owners along Costa Ballena do it.

To be clear about what we are and are not: Farmstead Collection does not operate a rental or property-management program. We do not take a revenue split and we do not manage bookings, guests or housekeeping. If you want to rent, you would run it yourself or use one of the local management companies — and we are happy to tell you who we have used and what it cost.

Two seasons. Dry runs roughly mid-December through April, 75–90°F with almost no rain. Green season runs May through November, usually sunny mornings and afternoon rain.

High-speed fiber is built into the project and most owners run video calls without trouble; many add Starlink as a backup, and cell service is a third fallback. A modern private clinic is in Uvita, about 20 minutes away; larger hospitals are in Quepos, about an hour, and San José, about three. There are bilingual and English-immersion school options in Uvita and Dominical.

7 of 12 homesites are available now, $175,000 to $300,000. See every lot with its status and price.
