## Location and access

- Costa Ballena, Puntarenas province, on the Pacific coast of southern Costa Rica.
- Roughly 20 minutes from Uvita and 20 minutes from Dominical by the Costanera Sur highway.
- Marino Ballena National Park and the Whale's Tail sandbar are the landmark to the south; several lots look directly at them.
- San Jose (SJO) is about a 3.5 to 4 hour drive. Palmar Sur (PMZ) and Quepos (XQP) handle domestic flights.

## Ownership, title and closing

- Every homesite is fee simple (titulado) and registered at the Costa Rica National Registry. This is not concession land and not a leasehold.
- Foreign buyers hold the same ownership rights as Costa Rican citizens; no local partner or corporation is required.
- Closing costs run roughly 3.5 to 4 percent of the purchase price and are customarily split 50/50 between buyer and seller.
- All transactions close through SUGEF-regulated escrow.
- Payment: USD wire transfer, Bitcoin, or stablecoins (USDC, USDT) are accepted. Ask how the deposit and closing work when paying in crypto.
- Typical sequence: inquiry, site visit, written offer, reservation, attorney due diligence at the National Registry, escrow, closing and registration.

Lots priced at USD 200,000 or more meet the threshold on land price alone. A lower-priced lot can qualify once construction lifts the registered value past the threshold, because the Registry counts land plus construction.
